Proposals for another large scale development on the outskirts of Hunstanton, including 100 retirement care homes and 60 new houses, have been submitted to borough planners.

Outline permission for the scheme was granted in 2017 and this more detailed submission shows how the properties will look, the layout of the site and access and parking information.

The 5.98 hectare site is off King’s Lynn Road on the southern access to the town and is currently agricultural land. Immediately to the north of the site is a commercial park and Smithdon High School.

The application has been submitted by Lovell Partnership Ltd and Le Strange Estate. It asks for the go-ahead for “a high quality landscape and design led sustainable scheme” made up of 61 housing with care apartments, 39 housing with care bungalows and 60 mixed tenure homes.

The design and access statement submitted to West Norfolk Council explains that the housing with care bungalows element aims to create an age exclusive development for people over the age of 55 to qualify for ownership. They are designed to adapt to people’s care and mobility needs as they age.

The care home consists of apartments in a block which also includes a lounge, cafe, hair salon and buggy store, along with gardens. Plans include a sensory garden, seating areas, meandering pathways and areas of green space to the centre of the site.

The remaining 60 homes will be in a variety of designs including some three-storey properties and there will be some for shared ownership, some classified as affordable and some for rent.

This will be the second major development off the A149. A site for 120 new homes off Cromer Road is already underway – along with a block of 32 flats just started off Southend Road on the Seagate car park.
