Phil Spencer: Property expert shares how to add value your home

TV property expert Phil Spencer has shared how to add value to a home with a “well-kept garden”. The presenter, and co-founder of Move iQ, said a maintained garden can add as much as 20 percent to the price of a property, making it more appealing to prospective buyers in the future. Phil said in a 2020 video for Move IQ: “Believe it or not a well-kept garden can add as much as 20 percent to your property’s price and a decent outdoor space can definitely widen the pool of potential buyers, making your home much more appealing.

“A well-cared-for garden is part of ensuring your home is presented for sale in the best possible light so make sure sheds are cleared out and broken fences or gates are fixed.”

Phil said homeowners should think of their gardens as “another room” to invest in.

He urged homeowners to “think about it and care for it” because it does add value to a property.

The property expert continued: “It can be a major draw for buyers and I think that’s especially so in urban areas where space is at a premium.

“But I’d also think carefully before spending a lot of money on pricey garden improvements.

Weeds

Weeds can make a garden look untidy and overgrown which could put buyers off a home.

Phil advised: “Make sure paths and patios are free from weeds.”

Fences, decking and patios

Phil said homeowners should paint or re-varnish fences and decking.

He also suggested brightening up a patio or the back garden with hanging baskets.

He added: “Give a bit of colour to the flower beds with bedding plants.

“It’s really straightforward to do and you don’t need to spend a lot of money.”

Lights

The winter can be a tricky time to sell a home, especially when it comes to the garden.

However, lights can completely transform a garden, making it look magical in every season.

Phil said: “A summer house is a very easy way to add an extra room to your property.

“In most cases as long as the summer house is less than half the size of the garden, planning permission isn’t actually required.

“You do need to think about where the boundaries are as well.

“Modern summer houses are highly flexible, meaning the buyer can choose to use it as an office, a reading room, a playroom, a den, a studio, a gym, a teenager’s hangout – there’s so many uses nowadays.”
